Description

Beautiful and sunny apartment in one of the most wonderful streets in Rome. Within seconds on foot to St. Peter's and the subway, in one of the most beautiful and lively neighborhoods of the eternal city, you cannot ask for a better stay in Rome!

The apartment was completely renewed in late 2012, so everything is new, neat and tidy and, as you can see from the pictures, it is fully furnished. The place is quiet and safe at night too. On the third floor of a late splendid 19th-century Roman building with elevator, the flat has two double bedrooms - both can be arranged to have two single beds - and a very comfortable sofa bed in the living room that can accommodate two more people.

Amenities include built-in air conditioning in every room and autonomous heating system, flat 32' TV screen, wireless high-speed internet connection as well as double glazing windows. 

The apartment has two bathrooms, one equipped with a shower and the other one with a bathtub that can be used as a shower as well. The boiler installed in the kitchen supplies unlimited hot water. We also provide clean towels and sheets for every guest, complimentary soap and shampoo, and you can find a hairdryer in the bathroom. The apartment also has a very big kitchen, fully equipped with an American coffee maker and an espresso maker, a boiler, a toaster, a dishwasher, a gas stove, a fridge/freezer unit and a washing machine as well as all the other necessary appliances. An iron and an ironing board are also provided.

We are happy to take care of any special requests you may have and we also organize transfers from and to airports and harbors at a very convenient price! 

We welcome your inquiries and questions and we will answer right away! We provide a written guide to both the apartment and the neighborhood, with tips and advice for restaurants, bistros, pubs, grocery stores, supermarkets and many other wonderful places!

 

Smoking is NOT allowed in the apartment.

Check-in is at 2 pm and check-out is at 10 am.

 

Late check-in (after 8 pm) is 30€.

Late check-in (after 11 pm) is 50€

 

Starting April 1st, 2018 Roman Authorities have decided that tourist accommodation taxes are due by guests of hotels, holiday homes, and bed & breakfasts. This tax is due for every night spent in Rome's accommodations. The above-mentioned Roman Tourism tax (3,50€ per night per person) is NOT included in the price and has to be paid in cash upon arrival.

We loved our two weeks at Rione XXII Prati (5stars)

My husband and I stayed at Rione XXII Prati for two weeks in late October 2018. All of the people we dealt with were professional and very helpful, and they always answered our emails promptly. The apartment is large and quiet and very comfortable. The neighborhood is attractive, and the apartment is within walking distance of most of the main attractions in Rome, especially if you enjoy walking in cities like we do. There are many excellent restaurants in the immediate area, and one of the best places for gelato in Rome, Gelateria dei Gracchi, is a short walk from the apartment. There are grocery stores/delis close by, including Castroni and Franchi, which have a wide selection of products of high-quality. We also enjoyed shopping at the Mercato Rionale that is within a 2 minute walk from the apartment. A helpful booklet of information about the apartment and the area is provided; it includes information about public transportation, grocery stores, restaurants, and other local businesses. We definitely plan to stay here again and highly recommend the apartment.

The apartment was in impeccable condition and spotless and even better than pictures, the team was very helpful and responsive, and the check-in/check-out was smooth! Again, thank you for accommodations us early and letting us leave even later. The place was super, we got local tips from Chiara at check-in! Overall a 10/10 experience, would definitely stay again next time I’m in Rome and would recommend it to family and friends! Special thanks to the host Andrea, Luca and Chiara.

We greatly enjoyed the central location and convenience of this Rome apartment. It was very spacious, clean and in an area near the Vatican that was easy access to tourist sites, restaurants, and shopping. It was a short walk to Castle Saint Angelo where we could access the "Hop On, Hop Off" tour buses. Each morning we could get our cappuccino and croissants 1/2 block from our front door at the outside cafe. This area seemed very safe with an abundant selection of restaurants within short walking distance. The host met us at the property and walked us through the access to the building/apartment and answered any questions we had. There was information in the apartment on different shopping needs and type of restaurants they recommended. The host also made arrangements for our departure taxi ride to FCO which was very punctual and a reasonable cost. I would definitely rent this property again when in Rome!

The apartment was large and spacious for the four of us. Two couples. We each had our own room with queen beds and our own full bathroom. We liked the location. It was near Vatican City, taxis and a metro. We also walked to a nearby grocery store for food items. It was hot outside, however we were satisfied with the air conditioning. Many times we would go out and come back to the apartment to cool off and rest before going out again. Having a clothes washing machine was great to have as we were traveling with just carry-on luggage. Andrea Zamparelli arranged for a driver to pick us up from our Cruise port in Civitavecchia and also a driver to take us to the airport when we departed. Thanks Andrea for sharing your home with us. It made our stay in Rome truly a vacation.

I’m American, and was anxious about selecting a place in Rome on my first trip to Europe. The apartment and hospitality far exceeded my expectations. Andrea and his team were in regular communication in the days before our visit, checking our train status and arranging to meet us for check-in immediately upon our arrival. The location is amazing, very easy walking distance to the Vatican, shopping, and great restaurants. The unit itself was spacious with high ceilings and lots of natural light. It was spotless and in a secure building with an elevator. Fast WiFi. Our hosts were very responsive to messages and gave helpful suggestions on transportation, etc—they even reserved a car for our departure to the airport. Highly recommend, I plan to stay here again on my next visit.

This apartment is lovely, spacious, and perfectly located within minutes of the Vatican, steps to Cola di Rienzo shopping, and a quick walk to the Ottaviano Metro stop. Andrea and his staff are wonderful, easy to get in touch with, and helpful with airport transfers and local recommendations. The apartment is located in a building with good handicap accessibility, which is not always the case in Rome. Comfortable beds too!
