Description
This charming 3 bedroom apartment, located in Via Bettolo (right in the heart of the Vatican Area), is literally 5 minutes on foot from the Ottaviano Metro station, and 5 minutes on foot from St. Peter's Square.
Very close to shops, supermarkets, markets (the wonderful Mercato Trionfale is incredibly close on foot) grocery stores, restaurants and very nice little bistros.
We also organize transfers from and to airports, train stations and harbors at a very convenient price!
The flat is approximately 1000 sqft and it is located on the basement of a late 20th century classic Roman building and it has its private lovely garden.
The apartment has been completely renovated in April 2015 ad it has 2 double bedrooms (with queen size beds that can be separated in two twin size) and a single bedroom. It also has a bathroom equipped with a shower and washing machine and a very nice and fully equipped kitchen.
As for the amenities, it is provided with air conditioning, autonomous heating system, flat 28" TV screen, wireless high-speed internet connection as well as double glazing windows.
The spacious garden is the real gem of the apartment, equipped with a table and chairs, you can use it for your meals and to relax after a long day spent sightseeing.
We also provide clean towels and linen for every guest, and you can find a hair dryer in the bathroom. The kitchen is fully-equipped with an Italian espresso machine, an induction cooker, a fridge/freezer unit as well as all the other necessary appliances. An iron and an ironing board are also provided.
The apartment is absolutely gorgeous and very centrally located, and represents the ideal accommodation for a family or a group of friends visiting Rome and wanting to have some privacy compared to a hotel or a B&B.
The neighborhood is very safe due to its proximity to the Vatican and very well connected with public transportation (that is if you don't like to walk, because many monuments are at a walking distance).

Smoking is NOT allowed in the apartment.

Check-in is at 2 pm and check-out is at 10 am.
Late check-in (after 8 pm) is 30€.
Late check-in (after 11 pm) is 50€
Starting April 1st, 2018 Roman Authorities have decided that tourist accommodation taxes are due by guests of hotels, holiday homes, and bed & breakfasts. This tax is due for every night spent in Rome's accommodations. The above-mentioned Roman Tourism tax (3,50€ per night per person) is NOT included in the price and has to be paid in cash upon arrival.

We were greeted by Chiara who showed us through the house. She was very helpful and clear. The area was perfect for what we needed and had lovely bars and restaurants close by as well as supermarkets and pharmacies. Altogether a great find.

We had a lovely stay at this flat. The best parts were the courtyard space and the amazing eateries/bars right on or around the street. The kitchen was cozy yet functional, while the bedrooms were large and comfortable. We had a very late check in which Andrea accommodated nicely. And a malfunction in the bathroom, which his team repaired on the spot. Great attention to guests! We'd come again. Btw, not sure if the neighbours approved, but have a ride in the building's elevator - throwback to the glory years of engineering.

A very good stay, the apartment was according to the pictures published, great location, very clean. We really appreciated the flexibility for the check in and the help to get us a shuttle to the airport. We highly recommend this host!

True to the description, Andrea's apartment is exactly what I anticipated. Located on the bottom floor facing the building's inner courtyard, the apartment is an oasis of silence. Rather than choosing for the nearby Vatican location, I was influenced by the lovely Prati district and leisurely 1/2 stroll to the Foro Italco. The 2 large double bedrooms look out onto the open garden space, as does the kitchen. There is a possibility of a third single bedroom, however there is no window in this room. The apartment is designed to feel like home with artwork, nice furniture, and decorations throughout. The kitchen has all amenities including a washing machine. The garden is more like a very large patio with flowers, and several trees, a perfect place to wine and dine! Thank you Andrea for maintaining a high standard, and for the bottle of wine which awaited us.

Andrea was an excellent host, going above and beyond to make our trip to Rome fantastic. From the welcome bottle of wine to the airport taxi, restaurant and tourist recommendations and so much more. The extra little touches were much appreciated. The apartment was fantastic...just as you see in the pictures and in a great location. I would highly recommend staying here and will definitely stay again in future trips to Rome. This was a magical trip for us...thank you Andrea for being a big contributor to this!

Appartement spacieux, propre et calme. Avec une grande cour interieur. Nous avons ete recu par une amie d'Andrea qui nous a presente l'appartement et ce que nous pouvions faire en 4 jours sur Rome. La documentation presente dans l appartement pour nous deplacer dans Rome a ete tres utile. Andrea c'est egalement occupe de nous reserver un taxi pour nos trajets a l aeroport. Tres pratique. De plus Andrea a repondu tres rapidement a nos differents mail.

?wietne miejsce na zwiedzanie Rzymu. Blisko sklepy, barki, restauracje. Ale rewelacj? jest Mercato Trionfale doskonale zaopatrzony bazar, ?wie?e warzywa, owoce sery, pieczywo i wiele innych rzeczy w przyst?pnych cenach. Sprzedawcy przemili. Mieszkanie czyste, przytulne, nie?le wyposa?one. Blisko do autobusu i metra. Ale polecam wycieczki bez korzystania z komunikacji. Naprawd? warto. Te zau?ki, kafejki, uliczki. POLECAM !!!

The host welcomed us at the door at arrival. She was very nice and friendly to us, showed us everything we needed to know about the apartment and told us about everything we needed to know about the neighbourhood. The apartment looked exactly as in the pictures and as expected. A beautiful, cool, cosy and bright apartment. Walking distance to many city centre attracions, the metro, supermarkeds and restaurants. Hopefully we will be back next year!

It was a lovely apartment, great neighbourhood and within walking distance of all the best Rome has to offer. We were able to organise a driver from the airport via Andrea and we were met at the apartment by a lovely lady who ensured we knew how to navigate around Rome, the best places to eat nearby, supermarkets etc. We were very comfortable and really enjoyed our stay.

Apartment was lovely and clean. Really enjoyed the coolness of the place. Beautiful back garden to sit out although the only downfall is that the television was in one of the bedrooms we had to sit in there as a family. I would either put a television in both bedrooms or in the small lounge at the end of the hall. In saying that managed to read a whole book. We had a great time. Thank you.

Excellent location, not far from Vatican. Great garden/terrace. Andrea arranged an airport pickup which was great as we arrived quite late. Carlos, who met us at the apartment, gave us lots of good local knowledge. Lovely clean, spacious apartment. We would stay here again! Thanks Andrea!

A descrição do imóvel é fiel ao que vc irá encontrar. O apto é muito bonito, bem organizado e decorado. Tem todas as facilidades e necessidades para passar uns dias em família muito agradavelmente. Andrea cuidou do nosso transfer e fomos recebidos pela Giulia que nos repassou dicas, mapas e nos explicou todo o funcionamento da casa. Ainda brindamos nossa estada com um maravilhoso vinho, presente de Andrea. Depois dessa garrafa vierem outros brindes... Viva a Itália !!! Recomendamos muito!!!!

Vi blev taget godt imod og lejligheden var som beskrevet. Hyggelig gårdhave, dog i skygge pga de høje bygninger der omringer den. Der var pænt og rent og lejligheden egner sig fint til storbyferie, hvor dagene og aftenerne foregår i byen.

We arrived at the apartment and was met by Julia a very lovely woman who showed us around the gorgeous apartment and gave us some tips with directions and places to see. The apartment was simple yet simply beautiful perfect for our family of five and very close to the Vatican which made it ideal. We had a couple of very minor problem which Andrea fixed almost immediately. We loved staying here and would recommend it to anyone wanting a place near to the Vatican to stay in Rome! Andrea and his colleague Luca were most welcoming and very attentive and responsive to my questions and needs over my five week stay. I can't praise them highly enough! The apartment is as described: very clean, bright and located a short walk to the metro and the Vatican. It easily accommodates 4 people and as many as 5. There is however only one bathroom, but it is spacious given that there is a power room separated from the shower/bathroom/sink. The internet speed is excellent. I loved the area because it's not in the middle of the very crowded center but close enough to walk, take the metro or short cab ride to everything anyone would wish to see. The area boasts a fabulous market, a few minutes walk from the apartment with over 200 stalls providing meat, fruits, vegetables, breads, and many dry goods as well as many small shops, cafes and restaurants. Great little apartment with private courtyard within walking distance to the Vatican and very close to the Metro. We were pleasantly surprised with a bottle of wine from Andrea upon our arrival. Our scheduled flight was cancelled at short notice and Andrea was very accommodating to the changes we needed to make as a result. Would recommend this apartment for a short stay.

Our host, Andrea, gets high marks for clear communication and rapid response. The apartment was just as described, clean with a very nice kitchen and patio out back. The air conditioning was quiet and efficient and deserves special praise. The location was great---short walk to Metro and to the Vatican. We spent a week there and enjoyed every minute. We were met by a lovely lady who oriented us to the place and felt comfortable at once.
